Spring Maintenance Checklist for Rental Properties in 2025

As winter fades and spring arrives, it’s the ideal time for landlords to take care of preventative maintenance and protect their investment properties. Seasonal upkeep not only prevents costly repairs but also supports strong tenant relationships and long-term property performance.


Whether you're managing properties in Edmonton or remotely across Canada, here’s a checklist of spring maintenance tasks you should be addressing right now.


1. Inspect and Test Exterior Taps


Frozen hose bibs are a common issue after winter. Turn each exterior tap on to check for leaks or signs of interior pipe damage. Ensure any shut-off valves are open and verify that tenants haven’t left hoses connected over the winter.


2. Clean Gutters and Downspouts


Debris from fall and winter can clog gutters and redirect water toward the foundation. Clean out all gutters and downspouts and confirm that they’re draining away from the house properly. Look for sagging, disconnections, or pooling near the home.


3. Check Air Conditioning Units


If your property has central air, now is the time to get ahead of summer issues. Remove winter covers, clean around the condenser, and replace HVAC filters. Book a service checkup if your A/C hasn’t been inspected in the last 12 months.


4. Walk the Exterior of the Property


Inspect for signs of damage from snow, ice, and thawing. Look for missing shingles, siding issues, fence damage, cracked sidewalks, or foundation concerns. Make sure everything is secure and safe for tenants.


5. Yard Cleanup and Landscaping


Clean up branches, leaves, and dead grass left behind from winter. If your tenants aren’t responsible for landscaping, arrange a spring yard service to freshen up the curb appeal. Now is also the right time to fertilize and prep for healthy summer grass growth.


6. Drain the Hot Water Tank and Change Humidifier Settings


Flushing your hot water tank helps remove sediment and extend the life of the unit. While you're in the mechanical room, change the humidifier setting from "Winter" to "Summer" to prevent unnecessary moisture and ensure proper air flow through warmer months.


Final Tip: Use a Checklist and Communicate


Spring maintenance should be a system — not a scramble. Standardize your seasonal checklists and send reminders to your tenants. When everyone knows what to expect, things go smoother, and your business operates like a business.
