The Canadian real estate coaching space is crowded. There are a lot of voices, opinions, and bold promises. But choosing the right coach or mentorship program is one of the most important decisions you’ll make as an investor.


After nearly 15 years of investing and coaching across Canada, I’ve learned exactly what to look for and what to avoid. Here are five things that matter most when choosing a real estate coach in Canada.


Find a Program That Teaches Everything but Helps You Choose What’s Right for You


Some programs only teach one approach and try to convince you it’s the best. A good mentor offers a variety of strategies and helps you find the one that aligns with your goals, timeline, and market conditions. You need a coach who can help you build your own roadmap, not someone else’s.


Focus on Canadian Market-Relevant Mentorship


The rules in Canada are different. Mortgage financing, landlord laws, insurance, and taxes all work differently than they do in the U.S. Your coach should know the Canadian market, ideally with specific experience in your province. If they aren’t fluent in the systems you're working with, they can’t guide you properly.


Don’t Trust the Hype. Always Verify


Just because someone is speaking on stage or has a big social media following doesn’t mean they’re credible. Do your research. Look them up. Ask around. See who they’re working with. And don’t even take our word for it. Always verify. If someone is trying to sell you something, it’s your responsibility to dig deeper and make sure they’re the real deal.


Look at Their Students’ Results


Talk is cheap. What really matters is what their students are doing. Are they buying quality properties that fit their plan? Are they generating positive cash flow? Are they building real wealth? Or are they just acquiring properties with no direction? A good mentorship program should produce students who are thoughtful, strategic, and getting measurable results that align with their long-term goals.


You Should See Results, Not Just Motivation


Coaching should lead to a return on investment. You’re not just paying for pep talks, you’re investing in progress. That means doing deals that actually move you closer to your goals. It’s not about buying properties just to say you did something. It’s about buying the right properties, at the right time, for the right reasons. Real mentorship is rooted in strategy, accountability, and outcomes. Everything should be intentional and backed by a well-considered plan.

Choosing a coach is a big decision. It can make or break your investing journey. Work with someone who understands the Canadian landscape, leads with integrity, and can help you build a portfolio that performs, not just one that looks good on paper.
