The Edmonton real estate market is presenting a rare opportunity for investors this summer, one that might not last. While many are hesitating due to recent headlines about slower sales and increased inventory, seasoned investors know that this is exactly when the best deals are made.


To dig deeper into what’s happening and how investors can take advantage, I brought in Edmonton investor-focused Realtor Calvin Hexter for an August 2025 market update. His insights confirm what I’ve been telling my students: if you’ve been waiting for the “right time” to buy, this is it.


Prices Softening, Rents Staying Strong


According to Hexter, the numbers are creating a perfect storm for cash flow.


“Property prices are declining slightly, and we’re not seeing a decline in rents,” says Hexter. “That means you can buy at a better price today, then rent out at some of the highest rates we’ve ever seen in Edmonton.”

When you combine slightly lower purchase prices with stable or rising rental income, the result is stronger monthly cash flow and better returns on investment.


Motivated Sellers Mean Negotiation Power


The shift to 2.5 months of inventory in July 2025 has given buyers more breathing room. Properties are sitting longer, and sellers are more willing to negotiate.


“We’re starting to see more deals where the final sale price is well below list price,” Hexter explains. “Just recently, a duplex listed at $634,900 sold for $550,000 — that’s 86% of list price.”

Not every motivated seller will drop their list price, but they may accept lower offers if the terms solve their problem. This is where skilled negotiation and understanding seller psychology pay off.


The Seasonal Advantage


Real estate markets move in cycles, not just long-term trends, but also seasonal patterns. Right now, we’re in the late summer phase when many buyers are distracted with vacations or preparing for back-to-school.


This creates an opening for investors willing to act while others sit on the sidelines. Come spring, those same properties could be in multiple-offer situations, but right now, you can negotiate without the frenzy. Creative Financing Opportunities


As the market transitions from a seller’s market toward balance, more sellers are open to alternative deal structures. This can include vendor take-back mortgages (VTBs), agreements for sale, or carrying existing financing for the buyer.


“Creative financing becomes most common when sellers want to protect their sale price,” Hexter says. “Buyers might pay a little more overall for the convenience of better terms, but it can make the deal work in today’s interest rate environment.”
